What the law does
New York’s Good Cause Eviction law took effect in 2024. It applies automatically in New York City and in other municipalities that opt in, subject to statutory exemptions. It can limit certain lease nonrenewals and eviction grounds and can affect how unreasonable rent increases are treated.
Coverage must be checked
Do not assume every apartment or landlord is covered. Exemptions may depend on the building, owner portfolio, occupancy, construction date, regulation status, and other statutory criteria.
Current participating municipalities
The New York Attorney General maintains a current public guide and list of municipalities where Good Cause Eviction applies. Because municipalities can opt in over time, use that live source rather than a stale list.
Eviction defenses
If the law applies, the owner may need to establish a qualifying good-cause ground. In some circumstances an unreasonable rent increase can be relevant to a nonpayment defense.
